What happens if something goes wrong before I arrive?
Why it mattersVillas get sold, flooded or cut off by roadworks. The question is whether the company finds you an equal or better house, or just refunds you eight months before your trip when everything good is booked.

Is the villa legally registered for short-term rental?
Why it mattersSince 2025 every holiday rental in Italy must have a CIN (Codice Identificativo Nazionale), a national registration code that has to appear on listings. A missing CIN is a warning sign about the listing and the operator.

What is included in the price, and what costs extra?
Why it mattersTwo villas at the same weekly rate can end up thousands of euros apart once you add cleaning, linens, utilities, a cash deposit, the local tourist tax, a chef and airport transfers.

How far in advance should I book a villa in Italy?
For June to September, book large villas (10 or more guests) about a year ahead; they are the first to go. Smaller villas and spring or autumn dates can often be booked four to six months out.
What is a CIN for an Italian vacation rental?
The CIN (Codice Identificativo Nazionale) is a national registration code that every short-term rental in Italy has needed since 2025. It must be displayed on listings. Ask for it before you book; a legitimate villa or agency can always provide it.
How can I tell if an Italian villa listing is a scam?
Be wary of prices well below similar villas, requests to pay by wire to a personal account, owners who will not do a video call, and listings with no CIN. Booking through an accredited company with independent reviews removes most of the risk.
What questions should I ask before booking a villa in Italy?
Ask who has personally seen the villa, who you will deal with, who is on the ground in Italy, what happens if the villa becomes unavailable, whether it has a CIN, what is included in the price, how deposits and damage are handled, and whether the company is accredited with verified reviews.
Do villa rental agencies charge more than booking direct?
Not necessarily. Compare the all-in price, including cleaning, linens, utilities, deposits, tourist tax, staff and transfers, rather than the weekly rate alone. Ask any company for an itemized quote so you can compare like with like.
