Doorways Villa Vacations, LLC
Last updated: October 14, 2026
These Terms of Service (“Terms”) govern your access to and use of https://villavacations.com and the services Doorways Villa Vacations provides through it. Please read these Terms carefully.
By accessing or using the Website, submitting an inquiry, or using our services, you acknowledge these Terms to the extent permitted by applicable law. Certain provisions, including restrictions intended to create contractual obligations, may require affirmative acceptance to be enforceable. Nothing in these Terms represents that passive access alone necessarily establishes a binding contract with every visitor.
1. About Doorways Villa Vacations
Doorways Villa Vacations, LLC (“Doorways,” “we,” “us,” or “our”) is a US-based, IATA-accredited travel agency specializing in Italian villa rentals.
We provide an advisory and concierge service that helps travelers connect with independent Italian villa owners. We are not a property owner or property manager. We do not own, operate, control, or maintain the villas listed on this Website. We are not an online booking portal, online travel agency (OTA), or marketplace.
The independent villa owners set their rates, availability, rental terms, and property-specific policies.
2. How a Booking Works
The inquiry forms and email links on this Website begin a conversation and do not constitute a booking.
When you send us an inquiry, we may respond with availability information, pricing, recommendations, and other travel-planning assistance.
If you decide to proceed with a villa rental, you enter into a separate rental agreement directly with the villa owner or the owner’s property manager. That agreement governs the terms of your stay, including cancellation policies, deposits, payment schedules, security deposits, check-in arrangements, and included services.
Doorways is not the merchant of record for your villa rental. We do not collect rental payments on behalf of villa owners, are not a party to the rental contract between you and the owner, and do not act as an escrow agent.
Deposits and rental payments are made directly to the villa owner or the owner’s designated payment agent under the separate rental agreement.
Refunds, payment disputes, security-deposit returns, and property damage claims are matters between you and the villa owner, subject to the applicable rental agreement and law.
Rates displayed on this Website may be starting prices, including the lowest-season rate. Final pricing depends on dates, party size, duration, availability, and additional services. We confirm the applicable price in writing before any payment is requested.
3. Website Information and Accuracy
We make reasonable efforts to keep villa descriptions, photographs, amenities, rates, and other information accurate. However, property information and availability can change, and updates depend in part on information provided by independent owners and managers.
We do not guarantee that every detail is current at the time you view a page. We recommend confirming important details, including sleeping arrangements, accessibility, facilities, services, and other property-specific requirements before booking.
Our travel guides, blog posts, restaurant recommendations, itineraries, and other editorial materials are provided for informational and inspirational purposes. Restaurants, hotels, opening hours, prices, travel conditions, and other details may change without notice. Verify time-sensitive information before relying on it.
Nothing in this section limits liability that cannot lawfully be excluded.
4. Travel Insurance
We strongly recommend travel insurance for every trip to Italy.
We may provide links to third-party insurance providers. We do not sell insurance directly unless expressly stated otherwise. Where we receive a commission from a partner link, we will disclose that relationship as required by applicable law. Such a commission does not increase the price you pay through that link.
Third-party insurance products are governed by their providers’ terms and policies.
5. Cancellations and Refunds
Villa cancellation policies are established by the respective owners and disclosed in the applicable rental agreements. They may include non-refundable deposits and cancellation schedules based on the time remaining before arrival.
We may advocate for clients in extraordinary circumstances, but we cannot override the contractual terms imposed by an independent villa owner.
6. Limitation of Liability
To the maximum extent permitted by applicable law:
- Doorways is not the operator of the villas listed on this Website and is not responsible for the condition, safety, maintenance, availability, or services of properties operated by independent owners or managers.
- Doorways is not responsible for flight delays, weather, force majeure events, public health emergencies, travel disruptions, or other circumstances outside our reasonable control.
- Doorways is not responsible for losses arising from a traveler’s independent decisions, including declining travel insurance or trip-protection options we recommend.
- Doorways is not liable for indirect, incidental, special, or consequential damages connected with use of this Website or a booking made through us, to the extent such exclusion is permitted by law.
Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited, including liability where such exclusion is prohibited by applicable law.
7. Intellectual Property and Ownership of Content
7.1 Protected Content
All rights in the content and materials published on or made available through this Website are reserved by Doorways, the applicable content owners, or our licensors, to the extent of their respective rights.
“Protected Content” includes, without limitation:
- Text, villa descriptions, forms, property narratives, editorial copy, blog posts, destination guides, travel guides, restaurant recommendations, itineraries, headlines, captions, and marketing materials.
- Photographs, images, illustrations, videos, graphics, maps, visual assets, and associated metadata.
- Villa listings, property information, amenities, room configurations, descriptive details, and other property-related information to the extent we own or are authorized to protect such material.
- Databases, directories, compilations, collections, classifications, taxonomies, original selections, editorial arrangements, and the organization and presentation of information.
- Original research, destination expertise, recommendations, and other original editorial or commercial materials.
- Website design, layouts, graphics, source code, software-related materials, and other elements protected by applicable intellectual property law.
- Nonpublic business information, confidential materials, and other information protected by applicable law or a valid confidentiality agreement.
- Adaptations, reproductions, extracts, and derivative materials incorporating protected expression from the foregoing.
The selection, coordination, arrangement, and original presentation of information may be protected even where individual facts are not independently copyrightable.
Doorways does not claim ownership of materials owned by independent villa owners, photographers, agencies, or other contributors. We reserve our own rights and may enforce restrictions concerning third-party materials only to the extent we own, control, or are authorized to exercise those rights.
7.2 Rights Reserved
Except for limited permissions expressly granted by these Terms, a separate written license, or applicable law, no license or other right to use Protected Content is granted or implied.
Public availability, search engine visibility, attribution, citation, or the absence of a technical restriction does not by itself grant permission to reproduce, republish, extract, train AI systems on, or commercially exploit Protected Content.
7.3 Limited Sharing Permission
You may share links to publicly accessible Doorways pages on social media or through other ordinary communication channels.
You may quote brief excerpts with appropriate attribution where such use is permitted by these Terms and applicable law.
These limited permissions do not authorize systematic copying, republication of substantial portions of the Website, commercial exploitation, or use of Protected Content for artificial intelligence purposes prohibited by Section 8.
8. Artificial Intelligence, Machine Learning, and Generative AI Restrictions
Doorways expressly reserves all rights against unauthorized use of its Protected Content in connection with artificial intelligence, machine learning, automated content generation, and related technologies.
Unless expressly authorized in advance through a written license signed by an authorized representative of Doorways, no person or entity may use Protected Content for any purpose prohibited by this section, to the fullest extent permitted by applicable law.
These restrictions apply to individuals, businesses, competitors, AI developers, model providers, data brokers, publishers, search engines, answer engines, automated agents, contractors, intermediaries, and any other persons or entities undertaking or facilitating the relevant activity.
8.1 Prohibited AI training and development
Without written and explicit authorization, you may not use, submit, supply, upload, transmit, collect, or otherwise provide Protected Content for the purpose of:
(a) training, pre-training, post-training, fine-tuning, aligning, distilling, evaluating, benchmarking, testing, validating, or improving any AI or machine learning model;
(b) developing or improving a large language model, foundation model, multimodal model, generative AI system, or other AI application;
(c) creating, enriching, or maintaining AI training corpora, datasets, evaluation sets, knowledge bases, or other model-development resources; or
(d) contributing Protected Content to a third party’s model development, AI research, or commercial AI service.
8.2 Prohibited generative AI ingestion and processing
Without written authorization, you may not provide Protected Content to an AI System as prompts, reference material, contextual input, source material, grounding data, or other input for unauthorized AI-related processing.
This restriction expressly covers, to the extent permitted by applicable law:
- Copying or pasting Doorways content into an AI chatbot or generative AI platform.
- Uploading Website text, photographs, documents, or other content to an AI System.
- Using Protected Content to produce AI-generated descriptions, summaries, translations, recommendations, itineraries, articles, or other content.
- Using Protected Content as a source for AI-generated answers or other synthesized outputs.
- Using AI tools to transform or paraphrase Protected Content for republication or commercial reuse.
8.3 Prohibited embeddings, indexes, and retrieval systems
Without written authorization, you may not extract, index, embed, store, cache, or incorporate Protected Content into vector databases, semantic search indexes, retrieval-augmented generation (RAG) systems, AI memory systems, model context libraries, or comparable resources used for unauthorized AI-related purposes.
This restriction includes using Protected Content to populate or support AI search engines, answer engines, conversational search products, research assistants, travel recommendation systems, or other AI applications.
8.4 Prohibited AI-generated substitutes
Without written authorization, you may not use Protected Content to create, publish, distribute, license, sell, or commercially exploit AI-generated or AI-assisted outputs that reproduce protected expression, substantially reproduce Protected Content, or are otherwise derived from Protected Content in a manner that infringes enforceable rights or violates an enforceable agreement.
This includes unauthorized attempts to recreate Doorways’ original villa descriptions, destination guides, editorial materials, photography, or other protected content through paraphrasing, translation, rewriting, reconstruction, or other transformations.
8.5 No circumvention through intermediaries
You may not direct, authorize, encourage, or knowingly facilitate another person or entity to perform a prohibited activity on your behalf.
You may not use contractors, data brokers, AI providers, automated agents, multiple accounts, or other intermediaries to evade restrictions imposed by these Terms or applicable technical controls.
8.6 Scope and legal limitations
These restrictions apply to commercial and noncommercial activity to the fullest extent permitted by applicable law, regardless of whether the technology is called an AI assistant, chatbot, model, search engine, answer engine, browser, crawler, agent, or another name.
Nothing in this section claims to prohibit uses that applicable law affirmatively protects, including applicable copyright exceptions, fair use, fair dealing, or other mandatory legal rights. The legal status of any particular use depends on the facts and applicable law.
9. Scraping, Crawling, Bulk Collection, and Database Extraction
Except where expressly authorized by Doorways or permitted by applicable law, you may not:
(a) scrape, crawl, spider, harvest, systematically download, bulk-copy, or extract Protected Content;
(b) systematically collect villa descriptions, photographs, property listings, amenities, locations, pricing information, or other property details to create or maintain a competing or substitute database;
(c) copy or reconstruct substantial portions of the Website or a protected database through a single operation or repeated requests over time;
(d) use bots, scripts, automated browsers, AI agents, headless browsers, proxies, or similar tools to perform prohibited collection;
(e) circumvent rate limits, authentication requirements, access controls, bot-management systems, or other protective measures;
(f) access nonpublic endpoints, administrative interfaces, or restricted resources without authorization;
(g) interfere with Website availability, impose unreasonable infrastructure costs, or disrupt our systems through unauthorized collection; or
(h) remove, obscure, or falsify copyright notices, attribution, ownership information, or other rights-management information.
The prohibition on scraping includes collecting content for AI training, AI search and answer generation, dataset creation, competing travel services, or other prohibited uses.
It does not automatically prohibit conventional search indexing or other automated access expressly authorized by Doorways. Any such authorization is limited to its stated purpose.
10. No Unauthorized Competitive or Substitute Use
Without an appropriate written license, you may not use Protected Content to create, develop, populate, enrich, maintain, or operate a competing or substitute product or service in a manner that infringes enforceable rights or breaches an enforceable contractual obligation.
Examples include:
- A competing villa rental agency or property directory populated using systematically extracted Doorways content.
- A villa database substantially reproducing protected Doorways descriptions, compilations, or editorial arrangements.
- A travel guide, itinerary platform, or recommendation service reproducing protected Doorways expression.
- An AI travel assistant, chatbot, or recommendation engine using Doorways content without authorization.
- A service that republishes, rebrands, translates, paraphrases, or reconstructs protected content to substitute for the original.
Nothing in this section claims ownership over general ideas, independently developed content, publicly available facts, or materials Doorways does not own or control. The existence and scope of any enforceable rights depend on applicable law.
11. Photographs and Other Visual Materials
Photographs, images, videos, graphics, and other visual materials displayed on the Website may be owned by Doorways, licensed from third parties, or supplied by independent villa owners or contributors.
No license to reproduce, download for republication, modify, distribute, sublicense, or use these materials is granted merely because they appear on the Website.
Without authorization from the applicable rights holder, you may not use protected visual materials to train or fine-tune AI models, create unauthorized derivative works, reconstruct protected images, populate commercial image databases, remove watermarks or copyright notices, or redistribute the materials where permission is required.
Doorways does not grant rights in third-party photographs or other materials beyond the rights it holds or is authorized to license.
12. Conventional Search Indexing and Lawful Uses
Doorways may authorize conventional search engines to index publicly accessible pages for the purpose of identifying and linking to those pages.
Permission to index a page for conventional search does not, by itself, grant permission to use that page for AI training, generative answer production, AI grounding, dataset creation, or other AI-related uses prohibited by Section 8.
You may visit the Website for personal browsing and share links to publicly accessible pages. Brief quotations for lawful purposes, including criticism, commentary, reporting, or other activities protected by applicable law, remain subject to the relevant legal protections.
Nothing in these Terms is intended to eliminate rights or exceptions that applicable law requires us to respect.
13. Technical Protection and Automated Access Controls
Doorways may use technical and organizational measures to protect Protected Content, including:
- Robots.txt directives and machine-readable policies.
- Bot-management and crawler-identification systems.
- Rate limits, access controls, authentication, and traffic restrictions.
- Monitoring, logging, and detection of automated collection.
- Blocking, throttling, or challenging suspicious traffic.
- Copyright notices, metadata, watermarking, and other protective measures.
Where appropriate, Doorways may publish specific restrictions on AI training, automated extraction, and unauthorized reuse through Website notices and machine-readable mechanisms.
Compliance with a technical notice does not grant permission for an otherwise prohibited use. The absence of a particular notice does not grant permission either.
You may not circumvent protective measures to carry out an activity prohibited by these Terms, except to the extent such restrictions are prohibited by applicable law.
14. Confidential and Nonpublic Business Information
Information received through an authorized business relationship with Doorways may be subject to separate confidentiality obligations.
Such information may include nonpublic supplier contacts, unpublished property inventory, commercial terms, owner relationships, lead information, business plans, internal marketing strategies, and other confidential information that qualifies for protection under applicable law or a valid agreement.
You may not use or disclose such information beyond the purpose authorized by the applicable agreement.
Information does not qualify as a trade secret merely because Doorways considers it valuable. Trade secret protection depends on applicable legal requirements, including the nature of the information and reasonable measures taken to preserve its secrecy.
Nothing in this section restricts disclosures or activities that applicable law protects.
15. No Implied License or Consent
Except for rights expressly granted by these Terms, a separate written license, or applicable law, no permission or license is granted to use Protected Content.
Attribution, citation, a backlink, a disclaimer, or a payment not expressly agreed to by Doorways does not independently substitute for permission where permission is required.
Any license granted by Doorways must identify the authorized content and permitted purpose. Authorization for one purpose does not authorize AI training, AI-generated outputs, dataset creation, or sublicensing unless the written license expressly permits those uses.
16. Acceptable Use of the Website and Inquiry Forms
You may not use the Website or its inquiry forms to:
- Send spam or abusive communications.
- Harass Doorways, our employees, our contributors, or people with whom we work.
- Scrape property listings for a competing business in violation of these Terms.
- Carry out prohibited AI-related collection or processing.
- Attempt unauthorized access to Website systems.
- Interfere with Website operation, security, or availability.
- Misrepresent your identity or authorization to access restricted resources.
- Submit a fake, fictitious, or pretextual inquiry, quote request, booking request, or other communication, including any request made without a genuine intention of booking travel through Doorways.
- Submit any request using a false name, false contact details, or another person’s identity, or on behalf of a competitor, agent, or other business without clearly disclosing that relationship.
- Use inquiries, quote requests, or correspondence with Doorways to obtain pricing, availability, villa owner or supplier information, itineraries, recommendations, or other business information for a competing business, for reselling, or for any purpose prohibited by Sections 8 to 10.
- Access or continue to access the Website after Doorways has revoked your authorization, or use a VPN, proxy, different network, device, browser, or account, or any other means of disguising your identity or location, to get around any block, restriction, or notice from Doorways.
Information Doorways provides in response to an inquiry, including quotes, pricing, availability, and recommendations, is provided only for the personal travel planning of the genuine traveler making the request. Any request made under false pretenses is unauthorized, and Doorways may treat information obtained that way as obtained in violation of these Terms, and may refuse further service and pursue the remedies described in Section 18.
Doorways reserves the right to refuse service, suspend access, or restrict use for lawful reasons, subject to applicable law and any existing contractual obligations.
17. Authorization Requests and Commercial Licenses
Anyone seeking permission to reproduce, extract, license, or use Protected Content for AI-related purposes must obtain prior written authorization from Doorways.
A request should identify:
- The requesting individual or organization.
- The specific content and pages involved.
- The intended purpose and commercial context.
- The collection and processing methods.
- The AI Systems, platforms, or providers involved.
- The proposed duration, retention, distribution, and any intended derivative outputs.
- Any proposed attribution, compensation, or other license terms.
No permission is granted until Doorways expressly approves the proposed use in a written license signed by an authorized representative.
An unanswered request, an automated acknowledgment, a prior business relationship, or the fact that content is publicly accessible does not constitute authorization.
18. Suspension, Termination, and Enforcement
Where legally permissible, Doorways may restrict access, block automated traffic, revoke permissions in accordance with applicable license terms, investigate suspected violations, preserve evidence, and seek appropriate legal remedies.
Unauthorized use may violate these Terms, copyright law, contract law, trade secret law, database rights where applicable, computer access laws, or other laws, depending on the facts and jurisdiction.
To the extent legally available, Doorways reserves the right to seek:
- Injunctive or other equitable relief.
- Actual damages and statutory damages where authorized by law.
- Recovery of profits where legally available.
- Appropriate cessation, removal, deletion, or other relief concerning unauthorized copies or derivative materials where legally available.
- Attorneys’ fees and enforcement costs where authorized by law or a valid agreement.
- Any other remedies available under applicable law.
No particular remedy or amount of damages is guaranteed merely because a violation is alleged. Remedies depend on applicable law, proof, and the circumstances of the violation.
A person or entity receiving a valid demand concerning unauthorized use should take the demand seriously and preserve relevant records. Any deletion, removal, or preservation obligations remain subject to applicable law and any valid legal hold.
19. Indemnification for Separately Licensed Commercial Uses
Any person or entity receiving a commercial license from Doorways may be required to agree to separate indemnification provisions.
Where expressly agreed in a signed license and permitted by law, a licensee shall indemnify Doorways and its officers, employees, and agents against third-party claims, losses, liabilities, and reasonable legal expenses arising directly from the licensee’s material breach of the license, unlawful use of licensed material, or unauthorized sublicensing.
This section does not automatically impose an indemnification obligation on every Website visitor.
20. Changes to These Terms
Doorways may update these Terms from time to time.
The “Last updated” date at the top of this page identifies the current version. Material changes may be flagged on the Website.
For existing contractual relationships, changes become effective in accordance with the applicable agreement and law. Where affirmative acceptance is required, Doorways may request that users accept revised Terms before proceeding with the relevant activity.
Posting revised Terms does not necessarily establish acceptance by every existing or future visitor.
21. Governing Law and Venue
These Terms are governed by the laws of the State of New York, United States, without regard to its conflict-of-law principles, to the extent that this choice of law is enforceable.
Subject to applicable law and mandatory jurisdictional requirements, disputes that cannot be resolved through good-faith discussion shall be brought in the state or federal courts located in New York County, New York.
Nothing in this section overrides mandatory jurisdictional rules or prevents a party from seeking urgent protective relief in another court where legally appropriate.
22. Severability
If any provision of these Terms is held invalid, unlawful, or unenforceable, that provision shall be limited or severed to the minimum extent necessary, and the remaining provisions shall continue in effect to the extent permitted by law.
These Terms shall be interpreted to preserve their lawful scope without expanding Doorways’ ownership rights beyond those it holds or is authorized to enforce.
