There are two kinds of Italian coastal vacation: the one where you fight for an umbrella, and the one where the sea is simply there, past the breakfast table, beyond the pool, framed by your own terrace. These are villas for the second kind.
Our sea view villas in Italy run the length of the coastline: cliffside houses above the Amalfi Coast where the water turns violet at dusk, whitewashed masserie in Puglia ten minutes from the beaches of the Salento, Sicilian estates with the sea on one side and Etna on the other, and Tuscan villas in the hills behind the Versilia coast (beach in the morning, pool in the afternoon). Some put you a barefoot walk from the water; others trade proximity for the view, which on this coastline is usually the better bargain.
Every villa is personally inspected (we've stood on every terrace), and every booking comes with our US-based travel advisor service, from boat charters to dinner reservations in the port.

Frequently asked questions
True beachfront is rare in Italy — much of the coast is cliffs, coves, and protected land, which is exactly why it's beautiful. A handful of our villas have direct or near-direct water access; most of the collection trades a short drive to the beach for privacy, a pool, and the view. Tell us which matters more and we'll point you to the right houses.
The Amalfi Coast for drama, Puglia for sandy beaches and value, Sicily for the wildest coastline and the food, and the Tuscan coast if you want beach mornings with hill-town evenings. We'll talk it through with you.
